Real estate developers storm Negev in search of new opportunities

No less than 11 urban renewal projects are in various stages of planning in Beersheba. Africa Israel, Shikun-Binui, and BSR are just some of the names taking part in the urban regeneration rush

Urban regeneration is happening in the capital of the Negev: A total of 11 urban renewal projects are currently in various stages of planning in Beersheba. Among the companies taking part in the rush are Shikun & Binui, Africa Israel, BSR,  and others.

The jewel in the crown: Shikun & Binui will build an evacuation and construction project in the Gimel neighborhood, a project that is being promoted by the municipality, Africa Israel, BSR and Electra will build evacuation and construction projects in the Dalet neighborhood.

As mentioned, Shikun & Binui will build an evacuation and construction project in the Gimel neighborhood in the center of Beersheba, right opposite the Orot Cinema. The company won a tender issued by the residents of one of the compounds and as part of the project will demolish 18 housing units, with 120 new apartments built in their place in four eight-to-10 story buildings.

The 60-dunam (15 acres) project is being planned and promoted by the Beersheba municipality together with the Urban Renewal Authority and is currently deposited with the Regional Planning Council. As part of the plan for the Orot compound, two "train" buildings with a total of 112 apartments will be demolished and replaced with twenty 6-to-10 story buildings with a total of 747 apartments. In addition, the plan includes some 8,000 square meters of public buildings 1,200 square meters of office space and the preservation of the Orot cinema which will become a public space that will serve as an anchor for public activities in the center of the neighborhood.

As part of the plan, an additional tender is to be issued in the coming weeks for another building with 380 new apartments.

Erez Beharier, Deputy CEO at Shikun & Binui said: "We see the location of the project as a strategic location in the center of the town opposite the cinema which is considered an iconic building of cultural and architectural importance. We believe in the vision of the Beersheba municipality to strengthen the town center through the renewal of infrastructures, urban renewal, and intensive mixed-use programs. As a company, we see construction in the periphery including Beersheba as an integral part of our vision to build the country.

Beharier added: "With the plan, the Beersheba municipality has created conditions to improve the quality of life for the owners of the old apartments, for improvement and renewal of the environment, and alongside this, it has created conditions of economic viability for entrepreneurs seeking to be partners in urban renewal in the capital of the Negev.

Beersheba City Engineer Tamar Poriah said: The Orot urban renewal compound is the municipality's flagship project and is expected to make a significant contribution to improving the quality of life in the Gimel neighborhood and to serve as a model for further projects that will follow. The municipality is grateful for the confidence expressed by the major construction companies in its urban renewal plans. Through urban renewal in the center of the town, we want to narrow the gaps between the older neighborhoods and the new ones and bring young people back to the city center.

Last month, the Beersheba local planning committee approved a new evacuation and construction plan for the Yaakov Avinu compound in the city. This is the first compound in the city's entrepreneurial track that has been approved by the local planning committee. The Yakov Avinu compound is located in the Dalet neighborhood on the Rager Boulevard near Ben-Gurion University and the Soroka Medical Center. As part of the plan, 136 housing units will be demolished with 660 apartments built in their place along with 20,000 square meters for employment commerce, and public spaces. The project will be carried out by Africa Israel, BSR, and Electra.
